It's a $100 million, fractional ownership project of 44designer-furnished apartments called Hyatt Siesta Key Beach. Itwill be located on the sand where the old Sea Castle Resort used towelcome tourists who were considerably less wealthy than the buyersof this new property are expected to be.
But the designer's sand-and-glam model apartment isn't at thepicturesque beach location; it's on the Tamiami Trail, in the HyattVacation Ownership sales office. It's a one-bedroom unit, not thetwo- or three-bedroom apartment that will be standard at the actualbeach property.
But downsizing, and having to stage his model downtown, in theformer Lamplighter shop, hasn't dimmed the designer's focusedapproach to the luxe life. This place is show-stoppingly beautifuland as serene, sophisticated and artlessly polished as possible forthe price point. Even if you're jet-set rich and accustomed to onlythe finest, you could still be favorably impressed. Walk in and youcan pretty much forget that you're steps from a major highway.Suddenly it's all about an exclusive beach -- and your privilegedplace on it.
Since he established his firm in 1996, Ross has made a name forhimself successfully tricking out resorts, spas, casinos, themedrestaurants and luxury boutique hotels all over the world. He knowswhat appeals to the rich and famous. At the moment, that doesn'tseem to involve piling on the glitz. Ross analyzes what bringsclients to a particular destination and then pulls the magic ofthat site into the apartments with subtle layers of color, texture, art and sculptural objects that reference the illusive allure ofthe destination.
In Sarasota's case, it's the soft white sand of Siesta Key, theblue-green water of the Gulf of Mexico, and proximity to a livelycultural scene. The concept is less flashy without skimping on thefabulous.
"For this property, I needed to create something the buyer hasn'talready seen," said Ross, "and we're dealing with well-traveled,savvy people. So, everything here is custom designed and customcrafted, from the furniture and fabrics to the special tile andstone treatments in the spa-type baths. And all of it reflects thesand and sea experience.
"I've assumed a certain quality level, and our six-person team hasexceeded the standards that potential buyers already enjoy in theirprimary homes and vacation hotels."
Ross said he draws influences and products from global resources, and for this Hyatt project he started five years out. Theseapartments have been carefully considered, and Ross made fiveextended trips to the area to get the ambience right.
The overall design style of the furnishings is crisp anduncluttered to promote relaxation and no maintenance. But thedetailing is all about deluxe textiles and art, lavishly layered tocommunicate to buyers that they are surrounded by comfort and highquality amenities. Faux embossed baby ostrich in antique yellowclads the three kitchen barstools, while the dining room'sParson-style table is wrapped in leather, and the accent wall inthat room simulates a fine woven grass. A slipper chair is elevatedin tone by its crocodile-inspired leather upholstery.
As you might expect in the kitchen, which has Italian cabinetry byLube, appliances and fixtures carry the right cache names, such asWolf, Sub-Zero, Fisher & Paykel and Kohler. Wenge, cherry, mahogany, woven cane and wicker are used for furniture andbuilt-ins in the bedrooms; they are generally tobacco and chocolatein color, with an ever-so-slight nod to Asian styling and plenty ofreferences to the seaside. The pendant light at the front entry isa stylized octopus with blown glass tentacles.
The master bathroom is a hip mermaid's undersea fantasy with itsnatural marble floor that features a laser-cut border to resemblecoral. Of course, there are multiple jets in the walk-in shower. The vanity counter is a natural granite slab, just rustic enough toconvey Cross' overall design theme of "undressed sophistication."
Ross been particularly imaginative with glass mosaic treatmentsthroughout. Subtle interior lighting picks up little glints ofsparkle in the glass tiles that mimic the characteristics of thequartz sand outside.
As inviting as this model looks, you can't just go waltzing intothe apartment at 202 N. Tamiami Trail and filch Carl Ross's niftydesign ideas for your own home improvement projects -- although, believe me, it's a compelling prospect. You must call, make anappointment and thus demonstrate some interest as a potentialfractional owner at the tony Hyatt Siesta Key Beach.
Fractional ownership
In fractional ownership, buyers purchase as little as one-eighth ofa unit and can use the units for specified weeks, similar to atime-share. But with fractionals, the deed to the property isdivided among the owners as opposed to a time-share, where one ownsunits of time, not the actual property.
Fractional ownership started in the aviation industry with businessjets. Now, it's an option for yachts and sports cars, too.
In real estate, fractional ownership took off in America in the1990s in western ski resort areas. Now, it has expanded to covetedvacation destinations all over the globe.
People tend to purchase fractional properties in places theyfrequent for vacations.
A fractional property is an alternative to a second home. Luxuryfractional ownership properties appeal to those looking foramenities found in homes valued in excess of $3 million.
